Applying yourself at the Grundbuchamt

The way without us, step by step

Every Berlin local court with a Grundbuchamt accepts the application, even if another one keeps the land register. Which court is responsible is shown in the Kammergericht's overview by land register district.

  • In writing, informally or with a form, by post or fax. The application names the property, i.e. land register district and sheet number or at least street and house number, and the owner if known.
  • Orally at a court's land register inspection desk, with ID card or passport and registration certificate; a power of attorney is shown in the original. The Grundbuchamt does not accept applications by phone.
  • Only viewing instead of an extract: inspection is only possible directly at the Grundbuchamt and is free. A written application to prepare it goes informally by post or fax, always with sender details.
  • Costs compared: at the court the plain copy costs 10 euros, the certified one 20 euros. With us 49 euros including this fee. We are not an authority or a notary, and the Grundbuchamt does not give our application priority.

Land register district is not city district

Prenzlauer Berg belongs to the Amtsgericht Mitte

Berlin's land registries are concentrated at eight locations: Charlottenburg, Köpenick, Kreuzberg, Lichtenberg, Mitte, Neukölln, Schöneberg and Spandau. Which one keeps your land register depends on the land register district, and that does not match today's city districts. Prenzlauer Berg, Weißensee and Reinickendorf are kept by the Amtsgericht Mitte, Steglitz and Zehlendorf by the Amtsgericht Schöneberg.

More about Berlin (3)

For the application itself this does not matter in Berlin. According to the state you can apply for the extract at any Berlin local court with a Grundbuchamt, and inspection is also possible at any Berlin Grundbuchamt. The Kammergericht's overview of all land register districts is dated February 2024.

Without further proof, an extract is given to whoever owns the plot, holds a registered right or is authorised in writing by the owner. Others need a legitimate interest, e.g. as a tenant who wants to find the actual landlord. Mere curiosity is not enough, the state says.

Depending on the reason, the extract can also cover only single sections of the land register. Notaries, authorities, courts and publicly appointed surveyors retrieve Berlin land registers in an automated procedure. For private persons the application at the Grundbuchamt remains, as a plain or certified copy.
