Without us at the Grundbuchamt

The way without us, step by step

The land register is kept by the Grundbuchamt at the responsible Hamburg local court (Amtsgericht). Which one that is for your property is shown by the Behördenfinder of the Hamburg judiciary. One example is the Grundbuchamt of the Amtsgericht Hamburg-Mitte at Caffamacherreihe 20, 20355 Hamburg.

  • In writing by letter post or fax with the property designation, i.e. land register district and sheet number or at least street and house number, ID card or passport with registration certificate and, if you are not the owner, power of attorney or proof of interest. The Grundbuchamt accepts no application by e-mail.
  • On site with an appointment; you then fill in the application at the Grundbuchamt. In Hamburg-Mitte office hours are Monday to Friday from 9 to 13 hrs; the office accepts applications until 15 hrs, on Fridays until 14 hrs.
  • Through a notary's office, which applies for the copy or, if approved for the automated retrieval procedure, produces a land register print.
  • Costs compared: at the Grundbuchamt 10 euros plain and 20 euros official. With us 49 euros including this fee; the difference is our price for the application. We are not an authority and not a notary.

The city warns of private providers' extra costs

Fee 10 or 20 euros, warning included

The City of Hamburg writes explicitly on its land register extract page: anyone accepting offers from private service providers, e.g. via the internet, must expect considerable extra costs. That includes us. The court fee itself is 10 euros for the plain and 20 euros for the official printout; with us it is 49 euros inclusive, and you can always apply yourself at the Grundbuchamt.

More about Hamburg (2)

The Grundbuchamt accepts applications only by letter post or fax, not by e-mail. For data protection reasons it usually sends the finished printout by post. Knowing the sheet designation and the Gemarkung helps the office assign the right land register sheet quickly.

In Hamburg an interest in buying alone is not enough. Anyone who wants to buy a property needs the owner's consent. Mere curiosity is not enough either; tenants who want to find out who their actual landlord is, by contrast, have a recognised interest. For legal questions the local court refers to law firms, notaries and the Öffentliche Rechtsauskunft (public legal advice).

Questions about the land register extract in Hamburg

What does a land register extract cost in Hamburg?

At the Grundbuchamt a printout or uncertified copy costs 10 euros, an official printout or certified copy 20 euros. With a written application you get a cost invoice. The city points out that private service providers' offers can carry considerable extra costs. Behördenfix charges 49 euros, the court fee included.

Can I apply for the land register extract in Hamburg by e-mail?

No. According to the city you apply for inspection and extract only by letter post or fax, not by e-mail. Alternatively you book an appointment and fill in the application on site. For data protection reasons the Grundbuchamt usually sends the printout by post and not unencrypted over the internet.

Which Grundbuchamt is responsible in Hamburg?

The Grundbuchamt of the local court in whose district the property lies. Hamburg has several local courts, e.g. Hamburg-Mitte, Altona, Barmbek, Bergedorf, Blankenese, Harburg, St. Georg and Wandsbek. Which court is responsible for your property is shown by the Behördenfinder of the Hamburg judiciary; we find it from the address.

Who can get a land register extract in Hamburg?

Owners, holders of a right registered in the land register and anyone authorised in writing by the owner. Others need objective reasons or a legitimate interest, e.g. tenants who want to find out their actual landlord. According to the city, mere curiosity or an interest in buying is not enough.

How long does a land register extract take in Hamburg?

The city gives no fixed time, processing depends on the case. The Grundbuchamt first checks entitlement, then sends a cost invoice and, after payment, the extract by post. Giving the sheet designation and Gemarkung makes it easier to assign the right land register sheet quickly.
