What is special in Dortmund

The Amtsgericht warns about online providers

On its Grundbuchamt page, the Amtsgericht Dortmund points to private online providers.

More about Dortmund (4)

Their processing charge is often much higher than the official fee of 10 euros. According to the court, some providers lacked official approval for automated retrieval; despite paying, people then received no printout. So we state our price openly and retrieve nothing automatically: 49 euros, including 10 or 20 euros court fee, for a written application to the Grundbuchamt.

According to form GS 107, a register of fractional shares (Anteilsgrundbuch) is only available as an official printout. The fee of 20 euros then applies.

Property boundaries are not in the land register; the city's Katasteramt (cadastre office) handles them. NRW now keeps the land register only electronically.

The printout shows who the owner is, which burdens and restrictions are registered, such as rights of way, priority notices, pre-emption rights or rights of residence, and which land charges and mortgages exist. To have something entered or deleted, you usually need a notary, says the Amtsgericht. The court names two exceptions: correction after a succession with a notarial will or certificate of inheritance, and correction because a right has expired, possibly with a death certificate.

Questions about the land register extract in Dortmund

How do I get the extract from the Amtsgericht?

With the application form at the Grundbuchamt of the Amtsgericht Dortmund: in writing to Postfach 105027, 44047 Dortmund, by fax to 0231 926-23091 or in person at Gerichtsplatz 1. In person, bring your ID card and, if needed, proof such as the owner's authorisation. The invoice comes later from the Zentrale Zahlstelle Justiz.

I don't know the land register details. What now?
