The Grundbuchamt warns about private providers
The Amtsgericht München states it clearly on its page: various websites offer paid services to obtain land register printouts. The Grundbuchamt has nothing to do with these providers, and their charges are often higher than the actual court fees. Behördenfix is such a provider. Yourself, the extract costs 10 or 20 euros; with us 49 euros including the fee.
More about Munich (2)Show less
The land register is not a public register. Only those who show a legitimate interest get an extract (§ 12 Grundbuchordnung): owners, holders of a right in the property or anyone with an actual, legal or economic interest. Prospective buyers or tenants who first want to learn the owner's name are not included, according to case law.
For multiple parking spaces, shared underground car parks, caretaker flats and common areas, the office only makes partial extracts at 20 euros per land register sheet for data protection reasons. Reminding about an application, give the date of the first one, otherwise costs for double processing may arise. You can also request the land register file with purchase contracts, land charges and declarations of division in writing; inspecting it in person needs an appointment, which the office arranges by phone.
Questions about the land register extract in Munich
How do I apply for a land register extract in Munich?
In writing to the Grundbuchamt of the Amtsgericht München: by post, fax or e-mail, for fax and e-mail with a handwritten signature. You can also hand in the application on site during opening hours. The form is on the court's page. With your power of attorney we apply for you.
What does a land register extract cost in Munich?
A plain printout costs 10 euros, an official, i.e. certified, printout 20 euros. A partial extract is only possible as an official printout and costs 20 euros per land register sheet. The fees are collected by the Landesjustizkasse Bamberg. At Behördenfix you pay 49 euros, court fee included.
How long does a land register extract take in Munich?
Processing time varies a lot with the workload; the Amtsgericht states up to four weeks until sending in individual cases («bis zu 4 Wochen»). If it is urgent, say so in the application with a short reason. Through us this processing time applies too; we get no priority.
Is the Grundbuchamt München also responsible for the district?
Yes. The Amtsgericht München is generally responsible for the City of Munich and the District of Munich; individual procedures name exceptions. For properties in city and district, the application goes to the same Grundbuchamt. Official site plans and cadastral extracts are not available there.
May a prospective tenant look into the land register?
Usually not. The Amtsgericht München writes that, according to case law, prospective buyers or tenants have no legal interest if they only want to learn the owner's name through the inspection. Owners and holders of a right in the property have a legitimate interest. Whether it is enough in a given case is decided by the Grundbuchamt.
