Yourself at the surveying office or online

The way without us, step by step

In Bavaria the Flurkarte is kept by the offices for digitisation, broadband and surveying (ADBV). It documents plot boundaries and buildings. For Munich you order from the responsible ADBV or directly online.

  • Online yourself via the state office's GEODATENONLINE: up to DIN A3 for 20 euros. That costs less than our fixed price, and we say so explicitly here.
  • By e-mail, fax or letter to the responsible ADBV or with the digital application in the BayernPortal. Issued at the office, the extract costs 25 euros up to DIN A3, 48 euros up to DIN A1.
  • A certified Flurkarte and a map with tie measurements are only available at the ADBV itself.
  • Costs compared: 20 euros online yourself, 25 euros at the office, with us 54.90 euros including the fee up to DIN A3. For larger formats we state the extra amount before payment. We are not an authority and not a surveying firm.

What we need about the plot

  • Address of the property in Munich or, if known, Gemarkung and plot number.
  • Scale and format, e.g. 1:1000 in DIN A4, and whether in colour.

  • Purpose of the map: bank, notary, building project or property tax.
  • Whether a certified extract is needed; only available in person at the ADBV.
  • Copy of your ID and the informal power of attorney for Behördenfix from the order.

Bavaria: the state keeps the cadastre, not the city

The state keeps the cadastre, not the city

In Bavaria the real estate cadastre is a matter for the Free State. The Flurkarte is kept by the state offices for digitisation, broadband and surveying, not by the City of Munich and not by the land registry either: the Amtsgericht München writes explicitly that it is not responsible for official site plans and cadastral extracts. The fees are the same throughout Bavaria.

More about Munich (2)

Many search for the BayernAtlas, the free map application of the Bavarian surveying administration. It shows a reduced edition of the Flurkarte, the Parzellarkarte: enough to look at the boundaries, but no substitute for an official extract for a bank or notary.

Do not confuse: for a building application the Lokalbaukommission requires an Amtlicher Lageplan (official site plan). It is made by the GeodatenService of the City of Munich at Denisstraße 2, from 110 euros base price plus 15 euros per building plot. If a foreign authority needs the Flurkarte with an apostille, the Regierung von Oberbayern accepts cadastral extracts only by post and only with proof from the destination country.

Questions about the Flurkarte in Munich

Where do I get a Flurkarte in Munich?

At the responsible Amt für Digitalisierung, Breitband und Vermessung, a state authority. You order by e-mail, fax or letter, digitally via the BayernPortal or online yourself via GEODATENONLINE. The Grundbuchamt München is not responsible for cadastral extracts. With your power of attorney we order for you.

What does a Flurkarte cost in Bavaria?

Issued at the office, the Flurkarte extract costs 25 euros up to and including DIN A3, 48 euros up to DIN A1. Via online retrieval from GEODATENONLINE you pay 20 euros up to DIN A3. With survey figures it costs 48 euros for up to five measurements. A Munich plot has the same rates as everywhere in Bavaria. At Behördenfix 54.90 euros including the fee up to DIN A3.

Is the Flurkarte in the BayernAtlas free?

Yes, the BayernAtlas is a free web application of the Bavarian surveying administration. It contains a reduced edition of the Flurkarte, the Parzellarkarte, plus aerial photos and topographic maps. It does not replace an official extract as banks or notaries require; that is available online from 20 euros.

Is there a certified Flurkarte?

Yes, the Flurkarte extract can optionally be certified, but only at the Amt für Digitalisierung, Breitband und Vermessung itself, not via online retrieval. Extracts with tie measurements are also available there. The fee at the office is 25 euros up to DIN A3 and 48 euros up to DIN A1.

Do I need an apostille for the Flurkarte?

Only if a foreign authority requires it. The Regierung von Oberbayern handles cadastral extracts by post only and only with proof from the destination country that the apostille or the certification for legalisation by the Regierung von Oberbayern is needed. For banks and notaries in Munich you need none.
