Ordering the Flurkarte yourself

The way without us, step by step

You can order the extract from the cadastre office without us. The cities describe the route like this:

  • Online: Köln delivers the standard extract instantly as a PDF for 15 euros after payment. Düsseldorf and Essen sell the Amtliche Flurkarte NRW in their GeoShop, also as a PDF for 15 euros.
  • On paper or via staff: 30 euros up to DIN A3, 60 euros for larger formats, each further copy 10 euros (Köln, Essen, Duisburg). In Düsseldorf the standard print is usually available immediately in person.
  • If someone orders for you, Köln requires a power of attorney and an ID copy with unneeded data blacked out. Ordering by phone is not possible in Köln and Düsseldorf.
  • How many copies you need is set by the office asking for the map; Köln gives the example of three for a building application and one for financing.
  • Costs compared: the cadastre offices charge 15 to 60 euros. With us you pay 54.90 euros for a standard extract, fee included.

The details you need

  • Address of the property, or district (Gemarkung), Flur and parcel.
  • Format and number of copies, if an office specifies them.

  • If we order: power of attorney and ID copy.
  • For owner details: proof of legitimate interest; the simple map does not need it.

Official or not: what to watch out for

The Düsseldorf cadastre office warns against non-official maps from third-party providers online. They look like official extracts but are based on freely available geodata that can be up to half a year old. Authorities and banks that require an official extract do not accept them.

We are not an authority and do not create maps. We order the official extract from the responsible cadastre office, and our fixed price is set before payment.

Viewing alone is free: the state's TIM-online application shows parcels and buildings; the basic geodata have been freely available as open data since 2017. A printout from it, however, is not an official extract.

When does help with the Flurkarte make sense?

You do not need it if your cadastre office offers the map online and you can find the property there. In Köln, Düsseldorf and Essen the PDF extract then costs 15 euros and arrives instantly.

It can help if you do not know which office is responsible, do not know the parcel, need the extract on paper or the property is in another city. Then we order with your power of attorney from the responsible cadastre office.

What we do not do: we give no building advice, do not value property and do not create an official site plan for a building application. We only order owner details if you prove the legitimate interest yourself.

Questions about the Flurkarte

How much does a Flurkarte cost?

In Köln, Düsseldorf and Essen the extract costs 15 euros online as a PDF. On paper or via staff it is 30 euros up to DIN A3 and 60 euros for larger formats, also in Dortmund and Duisburg; each further copy costs 10 euros. The basis is the fee regulation VermWertKostO NRW, which according to Düsseldorf applies uniformly across the state.

Can I order the Flurkarte online?

Yes, in all five cities whose pages we read. Köln delivers the standard extract instantly as a PDF after payment; Düsseldorf and Essen sell the Amtliche Flurkarte NRW in their GeoShop. Duisburg accepts applications via an online form. The cadastre office of the city or district where the property is located is always responsible.

Is the Flurkarte available free of charge?

Viewing yes, the official extract no. The NRW state application TIM-online is free and shows parcels and buildings; the basic geodata have been open data since 2017. For a building application or the bank, however, you need an official extract from the cadastre office. According to the Düsseldorf cadastre office, these bodies do not accept printouts from freely available data.

How do I find out my parcel number?

It is in the land register, in the inventory section: under § 6 of the Land Register Ordinance it lists district, Flur and parcel number, because the land register names properties after the cadastre (§ 2 Land Register Act). Without a land register extract, the address search in TIM-online shows the parcel information. In Köln and Essen the address is also enough when ordering.

What is the difference between Flurkarte and official site plan?

The Flurkarte is colloquially also called a site plan, but it is an extract from the cadastre. The official site plan is a separate document: Düsseldorf, for example, usually requires an official site plan from a publicly appointed surveyor in triplicate for registering a building encumbrance. We do not create it.

Who may order a Flurkarte?

Anyone. Essen writes that extracts from the cadastral map are issued without showing a legitimate interest, because owners are not shown on them. Owner details are only available with a legitimate interest; Dortmund names owners, holders of hereditary building rights and notaries. If someone else orders for you, Köln requires a power of attorney and an ID copy.
