Ordering the extract yourself from the city

The way without us, step by step

The Baulastenverzeichnis of the city of Wuppertal only issues extracts if a legitimate interest is proven, e.g. as owner, prospective buyer, notary or design author. How to order yourself:

  • Online with the ordering assistant: select the parcel by address, parcel number or land register sheet, upload proof. The order pauses until a clerk has checked the interest, not immediately outside office hours. Then you pay by credit card, SEPA direct debit or PayPal and receive a download link.
  • Informally in writing by post or e-mail, or in person at the Baulastenverzeichnis. Payment then by transfer when the fee notice arrives. Ordering by phone is not possible.
  • Costs compared: 30 euros per plot without Baulast, with Baulasten 50 to 200 euros depending on number and delivery. With us 42.90 euros including the fee if there is no Baulast; if one is registered, we state the extra amount before payment. We are not an authority and do not assess any Baulast.

More Baulasten, higher fee: the Wuppertal scale

If a Baulast is registered, the price depends on two things: how many Baulasten are on the plot and how you receive the extract. For online self-download the city names 50 euros up to two Baulasten and 75 euros from three. If the Baulastenverzeichnis sends a PDF by e-mail, it is 50, 75, 100 and from four Baulasten 125 euros. The printed extract costs 50, 100, 150 and from four Baulasten 200 euros.

A plot means the plot in the legal sense, i.e. all parcels under one running number in the land register sheet. Without proof you learn free of charge by phone or on site whether a Baulast exists at all. The city also provides a map of encumbered and benefiting parcels as an online map service.

A negative certificate is needed, for example, together with the official certificate of established boundaries, to show that no official site plan is needed for building documents. New Baulasten are not entered by the register itself but by the lower building authority, Ressort 105.
