The way without us, step by step

Without us, you proceed in three stages in Düsseldorf, depending on how binding the information needs to be.

  • Map view: on the Bauaufsichtsamt's page, open the geoportal and use the magnifying glass to search by street and house number, or by district, Flur and parcel in the format «Unterbilk 10 261». The view is free of charge, not binding and without guarantee.
  • Colours: properties without colour are not encumbered by a building encumbrance. Green means encumbered, brown means possibly encumbered.
  • GeoShop: since October 2025, all encumbrance sheets can be added to the basket there and downloaded digitally. For this you need a GeoShop account or access via BundID.
  • In writing: application to the Bauaufsichtsamt, also by email to baulastauskunft@duesseldorf.de or by fax 0211 8929083, with district, Flur and parcel and proof of your legitimate interest. The certificate comes by post because it is signed and sealed.
  • Written costs: 30 euros per unencumbered parcel, 50 to 150 euros per encumbered one. With us you pay 42.90 euros including the fee for an unencumbered parcel; if it is encumbered, we tell you the extra amount before payment.

Düsseldorf shows building encumbrances openly in its geoportal: green encumbered, brown possibly encumbered, no colour free. The view is free of charge but without guarantee. For buying, selling or taking out a mortgage, the written certificate counts.

More about Düsseldorf (2)

Since October 2025, the information is also available digitally in the GeoShop. The city mentions around 5,000 requests per year; before, the information was only available via the Bauaufsichtsamt. Attachments such as official site plans are to follow digitally later.

In Köln, you get a certificate without encumbrance online for 15 euros instantly, or in writing for 30 euros. In Düsseldorf, the written certificate for an unencumbered parcel also costs 30 euros, and for an encumbered one 50 to 150 euros per parcel.

Questions about building encumbrance information in Düsseldorf

How do I find out whether my property in Düsseldorf has a building encumbrance?

First, free of charge in the city of Düsseldorf's geoportal: properties coloured green are encumbered, brown ones possibly, uncoloured ones not. This view is not binding and without guarantee. If the property is green or brown, you apply in writing to the Bauaufsichtsamt for the content and extent. We make this application for you.

What does building encumbrance information cost in Düsseldorf?

The written information from the Bauaufsichtsamt costs 30 euros per unencumbered parcel and 50 to 150 euros per encumbered parcel. The map view in the geoportal is free of charge. The GeoShop only shows its price after logging in (as of 26.10.2026). With us you pay 42.90 euros for an unencumbered parcel, fee included.

How long does the written information take?

According to the city of Düsseldorf, usually one to two working weeks. The certificate comes by post because it is signed and sealed. You can submit the application in writing, by email or by fax. Alternatively, there is the digital download in the city's GeoShop.

Who may apply for building encumbrance information?

The Bauaufsichtsamt requires proof of a legitimate interest. The city names reasons such as buying, selling or taking out a mortgage on a property. With us, you upload proof for this, for example the owner's power of attorney. The office decides whether your proof is sufficient; we submit it with the application.

Is building encumbrance information available online in Düsseldorf?

Yes, in two forms. The map view in the geoportal is free and not binding. Since October 2025, you can also download all encumbrance sheets digitally in the city's GeoShop, similar to an online shop. This requires logging in to the GeoShop or via BundID; without an account, the written application to the Bauaufsichtsamt remains.
