The way without us, step by step
The Baulastenverzeichnis for all plots in the city area is kept by the Bauordnungsamt of the city of Münster in Stadthaus 3, Albersloher Weg 33, 48155 Münster.
- Normally you apply via the Bauportal.NRW. As a transition, until 31 December 2026 you can also apply by e-mail to baulastenauskunft@stadt-muenster.de.
- If no digital route is possible, contact the Bauordnungsamt by phone at 0251 492-6376.
- The city checks your legitimate interest after the application: as owner, or as a person commissioned for a sale or valuation with power of attorney. You can give a different billing address.
- Costs compared: 30 euros per plot without Baulast, with Baulasten 50 to 200 euros. With us 42.90 euros including the fee if there is no Baulast; if one is registered, we state the extra amount before payment. We are not an authority and do not assess any Baulast.

In Münster the fee depends only on the number of Baulasten on the plot: 50 euros for one, 100 for two, 150 for three and 200 euros from four. If there is no Baulast sheet, the Negativauskunft costs 30 euros per plot. The basis is tariff items 3.1.5.6.3 and 3.1.5.6.4 of the Allgemeine Verwaltungsgebührenordnung NRW.
A Baulast stays in force even if the plot is sold or auctioned off. It is typical when access runs over a neighbouring plot or setback areas are moved there. The city therefore recommends checking the register before buying. The Bauordnungsamt is in the same Stadthaus 3 as the cadastral office, which issues the Flurkarte with the parcel numbers.
